It’s a multi-billion-pula development inside the Sir Seretse Khama International Airport Special Economic Zone, led by the Botswana Development Corporation (BDC) with UAE-based ALBADDAD Group.

What’s confirmed:

? 126 hectares

? A convention and exhibition centre, four international hotels, retail and commercial space

? BDC’s land contribution: P198 million, with the master plan and Environmental Impact Assessment already done

? 14,000-21,000 direct construction jobs and 6,000-9,000 indirect ones

? The President’s headline figure: more than 37,000 jobs in total

It’s a MICE play, not a resort play.

A convention centre with four hotels beside the airport sells business events, not holidays.

That’s a different demand engine from Botswana’s safari model, and it fills rooms midweek.

The airport is the anchor. Airport, events venue and hotels sit in one zone. It’s the same cluster logic we’re watching in Rwanda’s Bugesera.

Diversification is the driver.

Boko framed it as reducing dependence on diamond revenues. Hospitality is being used as an economic strategy, not a side project.

Check the jobs maths.

The published construction ranges add up to 20,000-30,000.

The 37,000 figure likely includes jobs after opening, but the split hasn’t been published.

What hasn’t been announced yet: the hotel brands, the room count, the operators, and Albaddad’s capital commitment.

Those are the signals that decide whether this becomes a pipeline or stays a plan.

For hotel groups and operators: the brand slots in Gaborone are about to open.
